Comparisons describe what conveyancing services commonly offer, based on their published information. Individual firms vary.
Local · Wollongong
Whichever side you’re on, these are the Wollongong-specific checks worth running. What applies depends on the individual property, so we tell you what to look at and when something needs a closer look.
Risk
Wollongong is built on a narrow strip between the sea and the Illawarra escarpment, and the land on that slope moves. Council maps landslip risk across the suburbs climbing the escarpment, from Mount Keira and Mount Pleasant up through Austinmer and Thirroul, and a property inside a mapped area can need a geotechnical report before you build, extend or even significantly excavate. We check the planning certificate for landslip risk and tell you what it means for the plans you have in mind.
Title
Like the Hunter, the Illawarra sits over old coal workings, and parts of the Wollongong area fall within a declared mine subsidence district administered by Subsidence Advisory NSW. Certain building and renovation work needs their approval on top of council's, and a compensation scheme covers subsidence damage where the work had the right approvals. It is a routine check here rather than a red flag, but it needs doing before you plan any significant work, and we do it before you exchange.
Zoning
The escarpment fringe is bushfire-prone land, which affects construction standards and what you can build, and along the northern beaches there is coastal hazard and erosion planning to weigh up as well. Both appear on the section 10.7 planning certificate. We go through the certificate carefully and explain what a bushfire attack level or a coastal hazard line means for what you want to do.
Adjustments
Wollongong is served by Sydney Water rather than a regional authority, and council rates and water are both apportioned at settlement. The seller covers the days they owned it and you cover the rest. We confirm the searches, get the adjustment right, and flag any arrears or charges that would otherwise follow the title to you.

No. Zettle is a fully online conveyancing service covering all of New South Wales, so your conveyancer does not need to be in Wollongong. Everything, from the contract review to exchange and settlement through PEXA, is handled online wherever you are.
Five business days after contracts are exchanged, ending at 5pm on the fifth day. Off-the-plan purchases get a longer period of 10 business days. If you withdraw during it you forfeit 0.25% of the purchase price. There is no cooling-off period if you buy at auction, if you exchange on the same day the property is passed in at auction, or if you give the seller a section 66W certificate waiving it.
It means council has mapped the land as subject to slope instability, which is common on the suburbs climbing the escarpment. Building, extending or excavating on such a site can require a geotechnical report. We check the planning certificate for it before you exchange.
In New South Wales, settlement is typically around 42 days (six weeks) from exchange, though the exact period is set in the contract. Your conveyancer manages the timeline through to completion.
