Comparisons describe what conveyancing services commonly offer, based on their published information. Individual firms vary.
Local · Central Coast
Whichever side you’re on, these are the Central Coast-specific checks worth running. What applies depends on the individual property, so we tell you what to look at and when something needs a closer look.
Risk
The Central Coast is shaped by water, and that is the first thing to check. The Tuggerah Lakes system and the low ground around Brisbane Water and the Hawkesbury carry flood planning land, which shows on the section 10.7 planning certificate and affects what you are allowed to build. Being near the water is a large part of why people buy here. We just make sure you understand the exposure before you commit rather than after.
Title
Plenty of acreage and older pockets across the Coast are not connected to sewer and run their own septic or treatment system. That system needs council approval to operate, and if it has failed, is undersized or was never approved, dealing with it can be a significant cost. We check the wastewater approval and the council records on rural and semi-rural blocks, along with any shed, deck or extension that may have gone up without consent.
Zoning
A great deal of the Coast backs onto national park and bushland, and bushfire-prone land is mapped across large parts of the region. If a property is on it, building and renovating come with construction standards tied to a bushfire attack level, which adds cost. It appears on the planning certificate. We read it before you exchange and explain what it means for any plans you have.
Adjustments
The Central Coast is unusual in New South Wales because Central Coast Council supplies the water itself rather than Sydney Water or Hunter Water. Rates and water are both apportioned at settlement, with the seller covering the days they owned it. We confirm the right authority, get the adjustment right, and flag any arrears that would otherwise follow the title to you.

No. Zettle is a fully online conveyancing service covering all of New South Wales, so your conveyancer does not need to be on the Central Coast. Everything, from the contract review to exchange and settlement through PEXA, is handled online wherever you are.
Five business days after contracts are exchanged, ending at 5pm on the fifth day. Off-the-plan purchases get a longer period of 10 business days. If you withdraw during it you forfeit 0.25% of the purchase price. There is no cooling-off period if you buy at auction, if you exchange on the same day the property is passed in at auction, or if you give the seller a section 66W certificate waiving it.
Check that the septic or treatment system has council approval to operate, that it is sized for the house, and that it is in working order. Also check that sheds, decks and extensions were approved. Both are worth resolving before you commit rather than after you have settled.
In New South Wales, settlement is typically around 42 days (six weeks) from exchange, though the exact period is set in the contract. Your conveyancer manages the timeline through to completion.
