Comparisons describe what conveyancing services commonly offer, based on their published information. Individual firms vary.
Local · Newcastle
Whichever side you’re on, these are the Newcastle-specific checks worth running. What applies depends on the individual property, so we tell you what to look at and when something needs a closer look.
Risk
This is the Newcastle check that catches people from out of town completely off guard. Much of the city sits over old coal workings and falls within a declared mine subsidence district administered by Subsidence Advisory NSW. What that means in practice is that certain building and renovation work needs their approval on top of council's, and a compensation scheme exists for subsidence damage, with eligibility tied to the work having had the right approvals in the first place. It is not a reason to walk away from a property, but it is something to know before you plan an extension. We check whether the land is in a declared district and what it means for what you want to do.
Title
Newcastle spent a century as a steel and shipping city, and the ground remembers it. Around Mayfield, Carrington and parts of the inner west there are sites with an industrial past, and contamination is the risk that a standard search will not always surface. Flood and bushfire appear on the section 10.7 planning certificate. Contamination is only recorded there in prescribed circumstances, so on a site with an industrial history it is worth asking about separately. We read the certificate closely and tell you where it stops.
Zoning
Along the beaches from Merewether through Bar Beach there is coastal hazard and erosion planning to consider, and it can affect what you are permitted to build. Inland, Cooks Hill, The Hill and Hamilton carry heritage conservation areas that limit what you can change, particularly at the front of a terrace or cottage. Both show on the planning certificate, and we go through them with you before you exchange rather than after you have drawn up plans.
Adjustments
Newcastle is served by Hunter Water, not Sydney Water, so your water and sewerage come from a different authority than most NSW buyers expect. Council rates and water are both apportioned at settlement. The seller covers the days they owned it and you cover the rest. We confirm the right authorities, get the adjustment right, and flag any arrears that would otherwise follow the title to you.

No. Zettle is a fully online conveyancing service covering all of New South Wales, so your conveyancer does not need to be in Newcastle. Everything, from the contract review to exchange and settlement through PEXA, is handled online wherever you are.
Five business days after contracts are exchanged, ending at 5pm on the fifth day. Off-the-plan purchases get a longer period of 10 business days. If you withdraw during it you forfeit 0.25% of the purchase price. There is no cooling-off period if you buy at auction, if you exchange on the same day the property is passed in at auction, or if you give the seller a section 66W certificate waiving it.
Much of Newcastle sits over historic coal workings and falls inside a declared mine subsidence district. Living there is ordinary enough, but certain building and renovation work needs approval from Subsidence Advisory NSW as well as council, and a compensation scheme exists for subsidence damage, with eligibility tied to the work having had the right approvals. We check whether a property is in a declared district before you commit.
In New South Wales, settlement is typically around 42 days (six weeks) from exchange, though the exact period is set in the contract. Your conveyancer manages the timeline through to completion.
