Comparisons describe what conveyancing services commonly offer, based on their published information. Individual firms vary.
Local · Parramatta
Whichever side you’re on, these are the Parramatta-specific checks worth running. What applies depends on the individual property, so we tell you what to look at and when something needs a closer look.
Risk
Parramatta has built a great many apartments in a short space of time, and the quality is not uniform. For a newer building the questions are about defects and who pays for them: whether an occupation certificate was issued, what the developer's record looks like, and what protections apply to the building. New residential buildings in New South Wales are now subject to a building bond and a defect inspection regime, and those protections sit behind the strata scheme rather than behind you personally. We check what applies to the specific building before you exchange.
Title
Whatever the age of the block, the strata report tells you more than the inspection will. We read the capital-works fund balance, the quarterly levies, any special levies already struck or being discussed, the by-laws, and the minutes for defect, water-ingress or dispute history. In a tower where a major rectification is coming, the levy that funds it is the single biggest number in your ownership, and it is usually visible in the minutes well before it is formally struck.
Zoning
Parts of the area along the Parramatta River and its tributaries carry flood planning land, which shows on the section 10.7 planning certificate. The other local question is what happens around you: planning controls across the Parramatta CBD and the corridors running out from it have changed repeatedly, and a low-rise outlook today is not necessarily permanent. The certificate shows the zoning and controls that apply, and we go through them so you know what the site next door could become.
Adjustments
City of Parramatta bills your council rates and Sydney Water bills your water and sewerage separately. Both are apportioned at settlement, with the seller covering the days they owned it and you covering the rest. We confirm the searches, get the adjustment right, and flag any arrears or charges that would otherwise follow the title to you.

No. Zettle is a fully online conveyancing service covering all of New South Wales, so your conveyancer does not need to be in Parramatta. Everything, from the contract review to exchange and settlement through PEXA, is handled online wherever you are.
Five business days after contracts are exchanged, ending at 5pm on the fifth day. Off-the-plan purchases get a longer period of 10 business days. If you withdraw during it you forfeit 0.25% of the purchase price. There is no cooling-off period if you buy at auction, if you exchange on the same day the property is passed in at auction, or if you give the seller a section 66W certificate waiving it.
New residential apartment buildings in New South Wales are subject to a building bond and a defect inspection regime designed to fund rectification of defects found after completion. Those protections run to the owners corporation rather than to you individually, so we check what applies to the specific building, and read the strata minutes for any defect history, before you exchange.
In New South Wales, settlement is typically around 42 days (six weeks) from exchange, though the exact period is set in the contract. Your conveyancer manages the timeline through to completion.
