Comparisons describe what conveyancing services commonly offer, based on their published information. Individual firms vary.
Local · Townsville
Whichever side you’re on, these are the Townsville-specific checks worth running. What applies depends on the individual property, so we tell you what to look at and when something needs a closer look.
Risk
Flooding is the question most Townsville buyers want answered first, and the 2019 monsoon event is still fresh enough that it should be. Low-lying suburbs along the Ross River carry flood overlays, and releases from the Ross River dam affect which streets go under and when. Along the Strand and out at Pallarenda there is storm-tide exposure as well. We check the Townsville City Council flood mapping and overlays and talk you through what they show for the property, so nothing lands on you after you have committed.
Title
Townsville has a large defence population around Lavarack Barracks and RAAF Base Townsville, and a good share of the investment stock is let on longer leases, some of them to Defence Housing Australia. If you are buying one, the lease comes with the property. That means the rent, the term, the notice provisions and any obligation to maintain the place to a set standard all transfer to you, and they can limit when you could move in yourself. We read the lease and the tenancy arrangements before you sign, so you know exactly what you are inheriting.
Zoning
This is the one that catches southern buyers out. How a house is built in North Queensland matters: when it went up, how the roof is tied down, and whether it meets the cyclone standards that apply to this region. Those things can bear on what an insurer will offer you. It is worth getting a real insurance quote on the actual address before your finance date rather than after, and we will tell you when a property looks like one where that matters.
Adjustments
Townsville City Council bills both your rates and your water, and water here is charged partly on what you actually use, so the reading taken around settlement matters. Both are apportioned at settlement, with the seller covering the days they owned it and you covering the rest. And unpaid rates or charges do not stay with the seller, they follow the title to you. We confirm the searches, get the adjustment right, and find them before settlement rather than after.

No. Zettle is a fully online conveyancing service covering all of Queensland, so your conveyancer does not need to be in Townsville. Everything, from the contract review to signing and settlement through PEXA, is handled online wherever you are.
Five business days from when you receive the signed contract, ending at 5pm on the fifth day. If you terminate during it, the seller can keep up to 0.25% of the purchase price. There is no cooling-off period if you buy at auction, or if you were a registered bidder at an auction and buy that property within two business days of it being passed in.
It can depend a great deal on the property. How a home is built, when it went up and whether it meets current cyclone construction standards can all bear on what an insurer will offer. Get a quote on the specific address before your finance date, not after, so there are no surprises you cannot act on.
In Queensland, settlement is typically 30 to 42 days from the contract date, though the exact period is negotiated in the contract. Your conveyancer manages the timeline through to settlement day.
