The Gold Coast has more canal frontage than anywhere in the country, from Mermaid Waters and Broadbeach Waters to the Sovereign Islands and Sanctuary Cove, and those titles carry a bit more than most. There are tidal boundaries to confirm, a revetment wall whose upkeep usually falls to the owner rather than the council, and approvals to check for any pontoon, jetty or boat ramp. Unusually for Queensland, the City of Gold Coast bills your council rates and your water and sewerage itself, rather than through a separate water utility, usually off a special meter reading taken around settlement day. Both get shared between you and the seller on settlement. We confirm the searches, get the adjustment right, and flag any arrears or charges that would otherwise quietly follow the title to you.

Do I need a conveyancer based on the Gold Coast?

How long is the cooling-off period in Queensland?

Five business days from when you receive the signed contract, for a private-treaty purchase. There is no cooling-off period when you buy at auction. Withdrawing during it can cost up to 0.25% of the purchase price.

What extra checks does a high-rise apartment on the Gold Coast need?

A Gold Coast tower purchase needs the body corporate records reviewed for the sinking-fund balance, levies, major-works and defect history, plus any building-management-rights or letting-pool agreement. These drive the true cost of ownership, so we review them before you commit.

How long does settlement take in Queensland?

In Queensland, settlement is typically 30 to 42 days from the contract date, though the exact period is negotiated in the contract. Your conveyancer manages the timeline through to settlement day.
