Local · on the Gold Coast
Whichever side you’re on, these are the on the Gold Coast-specific checks a local conveyancer knows to run — the difference between a template and real local advice.
Risk
The Gold Coast has more canal frontage than anywhere in the country, from Mermaid Waters and Broadbeach Waters to the Sovereign Islands and Sanctuary Cove, and those titles carry a bit more than most. There are tidal boundaries to confirm, a revetment wall whose upkeep usually falls to the owner rather than the council, and approvals to check for any pontoon, jetty or boat ramp. We go through the title, the boundaries and the structures so you know exactly what you are buying and what you will be looking after.
Title
In Surfers Paradise, Broadbeach and Main Beach you are often buying into a high-rise, where the body corporate, the sinking fund and the building-management rights matter every bit as much as the apartment itself. We review the body corporate information certificate, the levies, any major-works or defect history, the letting arrangement, and the by-laws that decide which car space and storage cage are actually yours, so the real cost of owning it is clear.
Zoning
Beachfront and canal suburbs on the Gold Coast carry storm-tide inundation overlays, low-lying areas along the Nerang and Coomera rivers carry flood overlays, and a lot of that coastal ground also sits on acid sulfate soils that affect what you can dig up or build. All of it shapes your insurance, finance and plans, so we run the City of Gold Coast overlays and searches to put the property's real exposure on the table before you sign.
Adjustments
Unusually for Queensland, the City of Gold Coast bills your council rates and your water and sewerage itself, rather than through a separate water utility, usually off a special meter reading taken around settlement day. Both get shared between you and the seller on settlement. We confirm the searches, get the adjustment right, and flag any arrears or charges that would otherwise quietly follow the title to you.

No. Zettle is a fully online conveyancing service covering all of Queensland, so your conveyancer does not need to be on the Gold Coast. Everything, from the contract review to signing and settlement through PEXA, is handled online wherever you are.
Five business days from when you receive the signed contract, for a private-treaty purchase. There is no cooling-off period when you buy at auction. Withdrawing during it can cost up to 0.25% of the purchase price.
A Gold Coast tower purchase needs the body corporate records reviewed for the sinking-fund balance, levies, major-works and defect history, plus any building-management-rights or letting-pool agreement. These drive the true cost of ownership, so we review them before you commit.
In Queensland, settlement is typically 30 to 42 days from the contract date, though the exact period is negotiated in the contract. Your conveyancer manages the timeline through to settlement day.
