Flooding is the first thing most Brisbane buyers ask about, and it is worth understanding early rather than worrying about. After the 2011 and 2022 floods, a lot of the city sits in a flood-planning area, and it is not only riverfront homes that are affected. Body corporate & community title

If you are looking at an apartment or townhouse, say around Newstead, Hamilton, West End or South Brisbane, there is a good chance it comes with a body corporate. That is not a bad thing, but the paperwork matters. We go through the body corporate records, the levies, the sinking-fund balance, the by-laws and any history of defects or special levies, so you understand the real cost and condition of the building before it becomes yours.

Character & demolition control

Brisbane's older suburbs are full of character, and if you are buying a pre-1947 home in a pocket like Paddington, Ashgrove, New Farm or Red Hill, it is probably protected. Traditional building character and demolition-control overlays limit what you can demolish, raise or reshape. Adjustments

Council rates, water & infrastructure charges

Rates and water in Brisbane come from two different places: the council bills rates each quarter, and Queensland Urban Utilities bills water and sewerage separately, usually off a special meter reading taken around settlement day. Both get shared between you and the seller on settlement.
