Waterfront & canal titles

A canal or waterfront home at Mooloolaba, Minyama or Pelican Waters is a lovely thing to buy, and it comes with a few extras a standard search misses: tidal boundaries, keeping up the revetment wall, and council or state approvals for pontoons and jetties. We check the title, the boundaries and any structure approvals, so you know exactly what you own and what you are taking on.

Title

Coast & hinterland risks

The coast and the hinterland carry very different risks here. Along the water there are storm-tide and flood overlays around the Maroochy and Mooloolah rivers, and a lot of that low-lying ground also sits on acid sulfate soils that affect what you can dig up or build. Up behind Buderim, Maleny and Montville it turns bushfire-prone, and acreage often runs on its own septic system and can carry sheds, decks or extensions that were never approved. We run the council overlays and searches, and on rural blocks we check the wastewater approval and the building records, so the property's real exposure is clear before you commit.

Zoning

Body corporate & short-stay

Plenty of units and townhouses through Maroochydore, Mooloolaba and Caloundra are community-titled, and a lot of them run short-stay or holiday letting. In Noosa Shire that letting now needs council approval under a local law, so if you are buying to rent out around Noosa Heads or Sunshine Beach we check the approval status too. We review the body corporate records, the levies, the sinking fund and the by-laws, plus any letting or management-rights agreement, so the running costs and any letting restrictions are clear before you buy.

Adjustments

Councils, rates & water

The Sunshine Coast is really two council areas: Sunshine Coast Council and, to the north, Noosa Shire, each with its own planning scheme and rates. Water and sewerage across the region are billed by Unitywater rather than the council, usually off a special meter reading around settlement, and both rates and water are shared between you and the seller on the day. On new estates like Aura and Harmony we also check the developer conditions and council infrastructure charges. We confirm which council and authority apply, get the adjustment right, and flag anything unpaid that would follow the title to you.

Do I need a conveyancer based on the Sunshine Coast?

How long is the cooling-off period in Queensland?

What extra checks does a waterfront property on the Sunshine Coast need?

A canal or waterfront home needs its tidal boundaries confirmed, its revetment wall and any pontoon or jetty checked for approvals, and its storm-tide overlay reviewed. These sit outside a standard search, so we check them before you commit to a waterfront purchase.

How long does settlement take in Queensland?

In Queensland, settlement is typically 30 to 42 days from the contract date, though the exact period is negotiated in the contract. Your conveyancer manages the timeline through to settlement day.
