Comparisons describe what conveyancing services commonly offer, based on their published information. Individual firms vary.
Local · Cairns
Whichever side you’re on, these are the Cairns-specific checks worth running. What applies depends on the individual property, so we tell you what to look at and when something needs a closer look.
Risk
A lot of the Cairns residential strip is low and close to the water. There are storm-tide inundation overlays along the northern beaches, flood overlays around the Barron River and the creeks running through the southern suburbs, and much of that coastal ground sits on acid sulfate soils, which affects what you can excavate or build. We run the Cairns Regional Council overlays and searches so the property's exposure is on the table before you commit rather than after.
Title
Cairns has a deep short-stay market, and plenty of units are sold with the apartment already sitting in a letting pool run by an on-site manager. That arrangement is a business as much as a home. We check the body corporate records, the levies and the sinking fund, and read the letting and management-rights agreements, including how long they run, what the manager is paid and what happens if you want your unit out of the pool. If you plan to live in it rather than let it, that last point matters a great deal.
Zoning
Cairns sits in a cyclone region, and how a house is built here can bear on what an insurer will offer you. The things that matter are the age of the build, how the roof is fixed down, and whether the place was constructed to the wind standards that apply this far north. It is worth getting an insurance quote on the actual address before your finance date, and we will flag a property where that looks like one worth checking early.
Adjustments
Cairns Regional Council bills both your rates and your water and sewerage, with water charged partly on consumption, so the reading taken around settlement matters. Both are apportioned at settlement, with the seller covering the days they owned it and you covering the rest. And unpaid rates or charges do not stay with the seller, they follow the title to you. We confirm the searches, get the adjustment right, and find them before settlement rather than after.

No. Zettle is a fully online conveyancing service covering all of Queensland, so your conveyancer does not need to be in Cairns. Everything, from the contract review to signing and settlement through PEXA, is handled online wherever you are.
Five business days from when you receive the signed contract, ending at 5pm on the fifth day. If you terminate during it, the seller can keep up to 0.25% of the purchase price. There is no cooling-off period if you buy at auction, or if you were a registered bidder at an auction and buy that property within two business days of it being passed in.
Read the letting agreement and the management-rights agreement alongside the body corporate records. You want to know the term, what the manager takes, what the unit has actually earned, and on what notice you can take it out of the pool, particularly if you intend to live in it yourself.
In Queensland, settlement is typically 30 to 42 days from the contract date, though the exact period is negotiated in the contract. Your conveyancer manages the timeline through to settlement day.
