In Victoria the section 32 vendor statement is the document that matters, and it has to set out the title, the outgoings, any owners corporation, the planning and heritage overlays, and any building permits from the last seven years. Heritage overlays are common across Carlton, Fitzroy, East Melbourne and Parkville and limit what you can change out the front. We read the whole statement and check for owner-builder work done without warranty insurance, and because so much of Melbourne sells under the hammer, where there is no cooling-off once you have bid, we get it reviewed before auction day rather than after.
