Comparisons describe what conveyancing services commonly offer, based on their published information. Individual firms vary.
Local · Geelong
Whichever side you’re on, these are the Geelong-specific checks worth running. What applies depends on the individual property, so we tell you what to look at and when something needs a closer look.
Risk
Geelong was a manufacturing city, and parts of Corio, Norlane and North Geelong sit near former industrial and refinery land. Where a site has that history, potential contamination is the risk a standard search does not always surface, and it can carry planning controls on what the land may be used for. We check the overlays and the planning information in the section 32, and tell you where a site's history is worth asking about separately before you commit.
Title
A large share of what sells in Geelong is a house and land package or a lot in a growth estate, out through Armstrong Creek and the northern corridor, and those contracts behave differently from an established purchase. The title may not exist yet, so there is a sunset date to understand, there are estate design guidelines that bind what you can build, and there are developer conditions and council infrastructure charges attached. We read the contract and the section 32 closely, and tell you plainly what you are committing to and for how long.
Zoning
In Victoria the section 32 vendor statement is the document that matters, and it must set out the title, the outgoings, any owners corporation, the planning and heritage overlays, and building permits from the last seven years. Heritage overlays run through Geelong West, Newtown and around Eastern Beach and limit what you can change, particularly at the front. We read the whole statement, and we look for owner-builder work done without warranty insurance, which is worth knowing about before you commit.
Adjustments
City of Greater Geelong bills your rates and Barwon Water bills your water and sewerage, rather than one of the Melbourne retailers. Both are apportioned at settlement, with the seller covering the days they owned it. We confirm the right authorities, get the adjustment right, and obtain the land information certificate so any outstanding rates on the property surface before settlement rather than after.

No. Zettle is a fully online conveyancing service covering all of Victoria, so your conveyancer does not need to be in Geelong. Everything, from the section 32 review to signing and settlement through PEXA, is handled online wherever you are.
Three clear business days, running from the date you sign the contract rather than the date the seller signs. If you withdraw during it, the seller keeps $100 or 0.2% of the purchase price, whichever is greater. It does not apply if you buy at a public auction, or within three clear business days before or after one, and a few other sales are excluded as well.
Understand the sunset date and what happens if the title is late, the estate design guidelines that will govern what you build, and the developer conditions and infrastructure charges attached to the lot. These sit in the contract and the section 32, and they are far easier to deal with before you sign than after.
In Victoria, settlement is commonly 30, 60 or 90 days from the contract date, with the exact period set in the contract. Your conveyancer manages the timeline through to settlement.
