Comparisons describe what conveyancing services commonly offer, based on their published information. Individual firms vary.
Local · Frankston
Whichever side you’re on, these are the Frankston-specific checks worth running. What applies depends on the individual property, so we tell you what to look at and when something needs a closer look.
Risk
Frankston runs along Port Phillip, and proximity to the water brings its own planning. There is coastal and foreshore planning to consider on the low ground near the beach, and on the slopes through Frankston South there can be erosion and stability considerations that affect what you may build. These show in the planning information in the section 32, and we go through them before you sign rather than after you have engaged an architect.
Title
A lot of what sells around Frankston is a unit, villa or townhouse on a common-property site, which means an owners corporation. The section 32 must disclose it along with the fees, and we read the owners corporation certificate, the balance of the maintenance fund, the rules and any repair or dispute history, so the running costs are clear. We also check the statement for building permits in the last seven years and for owner-builder work done without warranty insurance, which is worth knowing about on a renovated unit.
Zoning
East and south of the built-up area the land shifts into green wedge, where subdivision and what you may build are tightly controlled, and pockets around Langwarrin and the rural fringe are not connected to sewer and run their own septic or treatment system. That system needs council approval to operate, and dealing with a failed or unapproved one can be a significant cost. On any block of that kind we check the zoning, the wastewater approval and the council building records before you commit.
Adjustments
Frankston City Council bills your rates and South East Water bills your water and sewerage. Both are apportioned at settlement, with the seller covering the days they owned it and you covering the rest. We confirm the right authorities, get the adjustment right, and obtain the land information certificate so any outstanding rates on the property surface before settlement rather than after.

No. Zettle is a fully online conveyancing service covering all of Victoria, so your conveyancer does not need to be in Frankston. Everything, from the section 32 review to signing and settlement through PEXA, is handled online wherever you are.
Three clear business days, running from the date you sign the contract rather than the date the seller signs. If you withdraw during it, the seller keeps $100 or 0.2% of the purchase price, whichever is greater. It does not apply if you buy at a public auction, or within three clear business days before or after one, and a few other sales are excluded as well.
Check the zoning and what it permits, because green wedge land limits subdivision and building far more than a standard residential zone. Then check that the septic or treatment system has council approval, is sized for the house and works. Both are worth resolving before you commit rather than after you have settled.
In Victoria, settlement is commonly 30, 60 or 90 days from the contract date, with the exact period set in the contract. Your conveyancer manages the timeline through to settlement.
