Transfer duty is set by each state, so the same purchase price can attract very different duty depending on where you buy. Every state applies a progressive scale — the dutiable value falls into brackets and the rate steps up as the value rises — which is why duty climbs faster than the price itself and why interstate comparisons can be striking. The full NSW, QLD and VIC scales are set out below; for the exact figure, always use the official state calculator linked in each section.
Two things sit on top of these standard rates. First-home buyer concessions can reduce or remove duty up to value thresholds each state sets (see what is stamp duty), and a foreign buyer surcharge of roughly 7% to 9% depending on the state applies to foreign purchasers on top of standard duty (see stamp duty for foreign buyers). For the deadlines to actually pay it, see when you pay stamp duty.
How Much Is Transfer Duty / Stamp Duty in NSW, QLD, and VIC?
NSW Stamp Duty Rates
In New South Wales, transfer duty (also known as stamp duty) is calculated based on the higher of the purchase price and property's market value. The more expensive the property, the higher the duty payable. For contracts and transfers dated from 1 July 2026, the standard transfer duty rates in NSW are as follows:
| Property value | Duty payable |
|---|---|
| Up to $18,000 | $1.25 for every $100 (minimum $20) |
| $18,001 to $38,000 | $225 + $1.50 per $100 over $18,000 |
| $38,001 to $103,000 | $525 + $1.75 per $100 over $38,000 |
| $103,001 to $387,000 | $1,662 + $3.50 per $100 over $103,000 |
| $387,001 to $1,290,000 | $11,602 + $4.50 per $100 over $387,000 |
| Over $1,290,000 | $52,237 + $5.50 per $100 over $1,290,000 |
Premium transfer duty applies to residential property valued above the premium threshold — $3,870,000 for contracts and transfers dated from 1 July 2026 — at a rate of $194,137 + $7 per $100 over $3,870,000. Where the land is larger than 2 hectares, the premium rate only applies to the first 2 hectares; the rest of the property is charged at the standard rate.
The threshold amounts for standard transfer duty and premium duty rates are adjusted annually in line with the Consumer Price Index (All Groups Index) for Sydney. For duty rates applicable to contract and transfer dates before 1 July 2026, refer to past thresholds and rates on the Revenue NSW website.
For exact calculations for specific property prices or values, use the NSW stamp duty calculator and the NSW transfer duty calculator for first home buyers on the Revenue NSW website.

| $5,001 to $75,000 | $1.50 per $100 over $5,000 |
