The Seller Disclosure Tool brings Form 2 preparation into your existing Realworks workflow. Choose Zettle as the legal provider and we take care of the searches, preparation and review — without you having to leave your usual workflow.

Log the property and vendor details as you normally would.
Launch the Seller Disclosure Tool from Securexchange and select Form 2 Company as the legal provider.
We arrange the required searches, prepare and review the disclosure, then return it to you through the same workflow.
You stay with your client. We handle the Form 2.
Two fixed prices, charged to the seller. Both produce a complete, legally compliant Form 2. The difference is how much of the information gathering we handle.
They confirm which disclosures apply and upload the supporting documents, and we prepare and review the Form 2.
Your vendor provides the basic property and seller details, and we prepare and review the Form 2.
A CMS search and a Form 33 or 34 are $150 each where the property needs one. Rates information is supplied by the seller on the Disclosure Instructions Search Authority on both options.
We prepare the disclosure behind the scenes. You stay the point of contact throughout the sale.
Form 2s are prepared and reviewed by property solicitors, with the required searches and supporting documents handled as part of the service.
Fully Managed is designed for properties where gathering the required information would otherwise take more time from you and your team.
Get the Form 2 underway as soon as you take the listing, so disclosure doesn’t become a last-minute task when a buyer is ready to sign.
Nothing. The fee is charged to the seller, not to you. There’s no subscription, no minimum volume and nothing to set up.
No. It’s part of the Securexchange Seller Disclosure Tool you already have. Complete the Form 6 or 6A schedule as usual, launch the tool, and choose Form 2 Company.
Most are completed within about a week. The disclosure statement itself is quick; the searches are the variable, because wait times depend on the issuing authority.
We order them as soon as we have the instructions and send everything back through Realworks as it lands.
The seller remains responsible for the disclosure statement and the information in it. We prepare and review it as the legal service engaged to do so, and the searches we run are ordered and verified directly from the issuing authorities.
No. If a vendor comes to us through you, we don’t approach them about conveyancing. We were engaged to prepare the Form 2, and that is the work we do.
It comes down to who gathers the information. On Standard the vendor confirms which disclosures apply and supplies the supporting documents. On Fully Managed we identify and obtain the required searches and documents for them.
Most sellers choose Standard. Fully Managed suits complicated listings, or a vendor who would rather not chase paperwork.
The Form 2 cannot be completed until the records are in, so the disclosure waits on whatever is outstanding. Nothing is lost while it waits, and nothing about it blocks the rest of your listing.
If a vendor is unlikely to chase paperwork, Fully Managed is the option that removes the problem: we obtain the records ourselves and there is nothing for them to gather.
Launch the Seller Disclosure Tool in Securexchange, choose Form 2 Company and let us handle the rest.
